Questions

Frequently asked, plainly answered.

Do I need a visa to move to Thailand?

Yes. Since September 15, 2026, Americans can visit without a visa for up to 30 days, for tourism only. To live here you need a long-stay visa such as the DTV, a retirement visa, the LTR, Thailand Privilege or a marriage visa.

Which visa is right for me?

It depends mostly on your age, how you earn your money and how much paperwork you're willing to deal with. Remote workers usually choose the DTV, people over 50 the retirement visa, high earners the LTR. Try the visa finder on our Visas page, or book a free call.

Can I work in Thailand?

Working for a Thai company needs a work permit and the right visa. Working remotely for US employers or clients is what the DTV is designed for. The retirement visa doesn't allow any work.

Will I pay tax in Thailand?

If you spend 180 days or more in Thailand in a calendar year, you're a Thai tax resident, and foreign income earned from 2024 onward can be taxable when you bring it into Thailand. Treaties and credits often reduce or remove the bill, and as an American you still file US taxes. We don't give tax advice, but we introduce you to advisers who handle US-Thai cases.

Can foreigners buy property in Thailand?

Foreigners can own a condo unit outright, as long as foreign ownership in the building stays under 49%. Foreigners generally can't own land. Most of our clients rent for the first year, which we strongly recommend.

How long does the whole move take?

Most clients go from first call to landing in 6 to 12 weeks. A DTV decision usually takes a few weeks; the LTR takes longer because of the eligibility review.

Do you guarantee my visa?

No honest agent can: the decision belongs to Thai authorities. What we guarantee is a complete, checked application, and that we'll tell you up front if your case is weak.

Where are you based?

In Bangkok, with partners in Chiang Mai and Phuket. We work with clients in every US time zone.
