File 03 · How it works
Five stages, one plan you can read.
Here is what happens, in what order, and who does what. Most moves take 6 to 12 weeks from first call to landing.
Week 0
Consultation
A free 30-minute call. We ask about your timeline, budget, family and work, and tell you honestly which visa fits and what it will cost.
Weeks 1–4
Your file
You get a written plan and a document checklist built for your case. We review every document before anything is filed.
Weeks 4–10
Before you fly
Visa filed, insurance in place, neighborhoods shortlisted and viewings booked. You know where you're sleeping the night you land.
Day 1–30
Landing
Airport pickup, bank account, SIM, lease signed, keys in hand. We stay a WhatsApp message away while you find your feet.
Day 90 and after
Staying
First 90-day report, visa extensions and renewals. The deadlines that trip people up are on our calendar, not yours.
Your first 90 days
The dates that matter once you've landed.
Miss one of these and it's a fine or a wasted morning at immigration. We track them for you.
| When | What | Who handles it |
|---|---|---|
| Before you fly | Thailand Digital Arrival Card (TDAC), filled in online | You, with our checklist |
| Within 24 hours | Your address reported to immigration (TM30). Legally your landlord's job; often forgotten. | We check it's done |
| Week 1 | Thai SIM, bank account, PromptPay | We go with you |
| Day 90 | First 90-day address report (not for LTR holders) | We file it |
| Day 180 | DTV holders: extend or leave and re-enter | We plan it with you |
| Each year | Retirement and marriage visa extensions | We prepare the file |
